Long-Term Rental Terms
Location:
This beautiful detached pool villa is located on the tropical island of Phuket, Thailand.
Rental Rate:
The monthly rental rate is 200,000 Thai Baht, payable on a monthly basis, with a minimum lease term of one year. The advertised rate accommodates up to 8 guests. The villa is suitable for families only and children are welcome.
Canellation of the contract by the tenant within the contractual period will result in loss of deposit. The notice period by either party to terminate the contracy is two calendar months. In the unusual event that circumstances mean the sale of the property or government policies plans change the situation in future then the landlord will have the right to terminate the contract and will refund the tenant's deposit providing there has been no loss or damage has incurred.
What the Rate Includes:

Rental of 5 main bedrooms and 4 bathrooms, excluding the maid's house.

Villa is fully furnished

Fiber broadband at 1,000 Mbps with two additional repeaters for full Wi-Fi coverage.

Netflix, worldwide streaming, and Satellite TV (for Premier Football games, at additional cost).

Use of the BBQ, swimming pool, and jacuzzi.

Use of the washing machine, dryer, fridge/freezer, chest freezer, and ceramic hob.

The dishwasher is not included in the rental.
Tenant Responsibilities:

Maintenance of the garden, swimming pool, fish pond, and aquarium, including cleaning.

Payment of monthly bills for electricity, water, drinking water, internet, satellite TV, light bulbs

Disposing of any rubbish

Keeping the villa clean and tidy

Coverage of any loss or damage to the property and its items, which will be deducted from the security deposit.

Repair costs (excluding "wear and tear") and the replacement of any items included in this agreement.
Please note:

No pets, no smoking inside the building, no parties.

International renters only
-
No loud noise or music.
-
No subletting or using the villa as a business.

No drugs

Tenant is responsible for insuring personal possessions and personal liability.

Violation of any rules, particularly non-smoking policies, will result in immediate termination of the rental with no refund.

No moving landlord's furniture or equipment, no installing additional services (such as internet or satellite), no drilling holes or painting walls, or making any alterations to the villa.

Loft access is forbidden, as ceilings are not designed to support heavy weight.

The villa is rented as furnished, and tenants are not permitted to bring or replace furniture.

No contracts involving the villa may be taken out using the landlord's address.

The villa is expected to be maintained and looked after properly by the tenant. Also the utility and service bills
Damage Deposit:
A two-month rent equivalent deposit is required, currently 400,000 Thai Baht, to cover any potential loss or damage.
Rent Payment:
Rent is due by the 1st of every month via bank transfer, to ensure it is received on time.
Additional Bills:
Any additional costs incurred during the tenancy will be passed on to the tenant and must be paid upon presentation.
Landlord Access:
The landlord reserves the right to access the property for routine inspections, mail/parcel collection, repairs, and maintenance, as well as to access possessions stored in Room #6 (maid's house), with 24 hours' notice.
Termination:

Two months' notice is required from both the landlord and tenant to terminate the contract under usual circumstances.

The landlord will refund the deposit (less any costs for loss, damage, or outstanding bills) if the tenant gives the required notice.

If the tenant terminates or amends the contract before the lease term is completed, the tenant forfeits the deposit.

In the event of a breach of rules, bad behaviour, the contract will be terminated immediately, and the deposit will be forfeited
